Before Marketing a property can begin the Buyer has to be understood so their attention can be earned and invited to pursue something; i.e. your home, further.

When a home is Marketed properly, to Buyers that are tuned in and ready to purchase, that is when we create desire.

Marketing refers to driving the most amount of traffic to your property, for the purpose of selling that property, so you can receive the largest amount of exposure and sell it for the best price and terms.

Sales refers to closing the deal once you have an interested party.

One way to achieve this is by having a website that is full of information that Buyers and Sellers of real estate utilize.  This is what we have done with the creation of our website, pnprealestate.com.  We have created an information driven site that people from all walks of life flock to so they can become informed on what is on the market, current trends, etc. so they can make an informed decision.  We are also linked to all social media outlets giving your property maximum exposure. Due in large part to the type and amount of content we have on our pages as well as the number of hits our website gets, your property receives the maximum amount of exposure to the largest amount of Buyers.  In addition we do all of the standard marketing; newspaper ads, mailings, eblasts, open houses, etc. to compliment the internet material.  All of this equals the greatest amount of exposure for your property.

We listen carefully so we understand your full objectives and timeframe.  We will explain the sales and marketing process as outlined below.  We will review our role and the 'Seller Role' in order to achieve the objectives you set forth and will create, review and implement the following:

Ready, Set...Show!
Preparing to Show Your Home

The paint has dried, the faucet is fixed and the grass really does look greener in your yard.  now it is show time.  Here is a checklist of things to do to make sure your home is in tip-top condition before each prospect comes through to tour.

Outside

    -
Mow and edge the lawn weekly
    -  Remove cars from the driveway
    -  Rake leaves or pine straw off the lawn
    -  Sweep decks, patios and/or walkways
    -  Put garbage cans out of sight
    -  Keep pets outside...especially dogs...when the home is being shown

Inside

    -  Turn   on the lights and open the blinds
    -  Use room deodorizers and fresheners to eliminate odors and give the home an
        enticing aroma
    -  Give your home a quick all over vacuuming
    -  Make all the beds
    -  Clean out ashtrays, trash cans and/or waste buckets
    -  Turn of the TV and other noises (consider soft music instead)
    -  Put away valuables or remove them altogether
    -  Set temperature to 68*-72*
    -  Put out fresh flowers
    -  Clean and polish all countertops
    -  Put away dirty dishes
    -  Clean glass tables and mirrors
    -  Clean off countertops in all bathrooms
    -  Neatly fold and hang towels
    -  Scrub sink and toilet bowl
    -  Clean floors

A Few Final Words To The Wise.  Do NOT discuss price, terms, possessions or other features with those viewing your home.  Refer them to us as we are well versed in bringing the negotiations to a favorable conclusion.


SHOWINGS
EASY ACCESS

Allowing easy access for showings is essential in successfully selling your home or condo.  The most effective way for a real estate professional to get into a property is by our electronic Lock Box system.

A lock box allows your property to be shown when you are not there.  The advantage of having a lock box is tremendous.  If an agent wishes to show your property, they will first call.  If you are not in, then they will use the lock box.  It allows you to go places without taking your property off the market and it is very safe.  With a touch of our computer, we can tell who showed your property, when they showed it and at what time.  A big advantage in getting immediate feedback and comments.

If your property is being rented by a rental company, then we may have to list your home or villa by appointment through the rental company.

If you are living here full-time and prohibit the use of a lock box, the showings can only take place by appointment.  This is obviously the least desirable method, as many agents can not make an appointment to someone who is a 'walk-in' and wants to see property 'now'.

Please remember, short notice is possible and probably.  If someone knocks at the door who does not have an appointment, ask them to call our office and set up an appointment.

From Offer to Closing
Start to Finish

  • Purchaser applies for financing asap after meeting with sales associate
  • Purchaser makes an offer with deposit
  • Once the offer is accepted it becomes a binding contract.
  • Home inspection is done (if called for) and purchaser releases inspection contingency should not major problems be found
  • Seller (or agent) provides lender with lien holders name, address, and account number as well as a copy of the deed
  • Lender order appraisal
  • Appraiser calls sellers for the appointment
  • Once process and originator receive and review docs, and establish its completeness, the loan is packaged and sent to underwriting.
  • Underwriting approves or reject the loan request.
  • Once all additional requirements are satisfied, then the loan is approved and all parties notified.
  • Insurance, inspections, repairs, etc. are ordered.  
  • Closing is scheduled and all parties are notified.
  • closing takes place and title is transferred from Seller to Purchaser.  New deed and mortgage are recorded and made public record at the County Clerks office.

4 Facts About Realtors and
Pricing:

  1. Realtors who accept an overpriced listing are often the least likely to get your property sold for top dollar.
  2. Do NOT select your Realtor based on the price they say your property will sell for.  Remember, the Realtor you choose is NOT planning on buying your property, your Realtor is responsible for selling it!  Unfortunately, a seller will often select the Realtor who quotes the highest price.

The Realtor who takes an overpriced listing, quickly realizes it and starts 'working on you' to get a series of price reductions.  The problem (besides your frustration and feelings of betrayal) is that all the other Realtors quickly decide your property is 'overpriced' and will NOT even consider showing it.  You have to cut your price well below fair market value just to get other Realtors to think of it as a good value.  The result is it takes longer to sell and you get less money.
  4. The secret to getting the most money is to price your property correctly from the start.  The facts are available and undisputable.  The best way to select your Realtor is to find the person with the best skills; honesty, integrity, and the ability to Market and Sell your property.

Want to list your home on the 'High Side' consider this first

Real Estate agents show property by comparison, and Buyers purchase property by comparison and will usually make an offer on a fairly priced property before making a low offer on an over priced listing.

Real Estate agents will show your property to buyers, as an example to support a properly priced property that is comparable to yours.

Overpricing lessens the property's chances for exposure because professional real estate agents will only present to their clients and customers the most favorable options.

If the property is on the market for an extended period of time, the property runs the risk of becoming 'stale' and tagged as overpriced.  Then, when offers do come in, they will come in well below what they could have been if appropriate pricing had been set at the start.
